Attic ventilation is the part of a roofing system homeowners never think about and roofers argue about constantly. Done right, air enters low at the soffits and exits high at the ridge, continuously, driven by nothing but physics.
What bad ventilation costs you. Superheated attic air bakes shingles from the underside and shortens their life measurably. In winter, warm moist air condenses on cold decking, and that moisture rots sheathing and soaks insulation. It also contributes to ice damming at the eaves during our occasional hard freezes.
Balance is the whole game. Exhaust without matching intake makes a ridge vent pull air from your living space instead of the soffits. We calculate the net free area your attic actually requires, verify your soffits are not painted or insulation-blocked shut, and match exhaust accordingly.
The fix is usually inexpensive — clearing intake, adding ridge venting during a re-roof, or correcting a mix of vent types that are fighting each other.
