Not every problem means a full replacement. We’ll give you an honest assessment and help you understand the best path forward — no pressure.

An unmaintained commercial roof does not announce its decline. It leaks once, gets patched, leaks somewhere else, and eventually needs replacing years earlier than it should have.

What a program includes. Semi-annual inspections (spring and autumn, plus after major storms), clearing drains and debris, sealant and flashing maintenance, documented photo reports with condition trending, and priority scheduling when something does go wrong.

Why property managers use them. Predictable annual cost instead of unpredictable emergencies, documentation that supports warranty claims and insurance loss reporting, and a defensible capital plan — you know which roof in the portfolio needs money next year rather than finding out in a thunderstorm.

Warranty protection. Most manufacturer warranties require reasonable maintenance. A documented program keeps that coverage intact, which matters enormously on a roof with fifteen years of warranty remaining.

Is the roof inspection really free? What’s the catch?

Yes — genuinely free, and there's no catch. A member of our team walks the roof (or flies it, if walking isn't safe), photographs what we find, and gives you a straight written assessment.

Three things can come out of it: the roof is fine (we'll tell you, and you should ignore anyone who says otherwise); it needs a repair (we'll quote it); or it has storm damage or age issues that justify replacement or an insurance claim (we'll walk you through options).

Roughly a third of the inspections we run end with "your roof is fine, call us in a few years." That honesty is why our referrals keep coming.
