Almost no roof fails all at once. It fails at a cracked pipe boot, a lifted piece of step flashing, a clogged valley holding debris and moisture against the shingles, or a bead of sealant that gave up three summers ago.
What annual maintenance covers. Clearing valleys and debris, checking and re-sealing penetrations, inspecting and replacing failed pipe boots, verifying flashing at chimneys, walls, and skylights, checking ridge and vent condition, and a documented photo report of anything trending badly.
Why it pays. A boot replacement is inexpensive. The ceiling, insulation, and framing repair it prevents is not. For commercial buildings the arithmetic is even starker, which is why we run scheduled maintenance programs for property managers.
Maintenance also preserves warranty standing. Most manufacturer warranties expect reasonable upkeep, and a documented maintenance history is genuinely useful if you ever need to make a claim.

How long do roofs last in Middle Tennessee?
Rules of thumb for our climate — hot humid summers, freeze-thaw winters, and real storm exposure:
- 3-tab asphalt shingles: 15–20 years
- Architectural shingles (e.g. GAF Timberline HDZ): 22–28 years
- Premium/designer shingles: 25–30+ years
- Standing-seam metal: 40–60 years
- Commercial TPO: 20–30 years
Storms shorten all of these — a roof that's "only" 12 years old can absolutely be done after a bad hail season. Past 15 years, an annual inspection is cheap insurance; past 20, start planning the replacement on your schedule instead of the weather's.
