An inspection should end with you knowing more, not with a contract on the table. Ours produces a photo record of the actual roof surface, flashings, penetrations, ventilation, and the attic side where we can access it — plus a written recommendation of repair, replace, or leave it alone.

When to get one. After any hail or high-wind event in your area; before buying or selling a home; when the roof passes 15 years; after any interior stain appears; and before a claim's two-year filing window closes on a storm you remember.

What we are actually looking for. Bruising and granule loss on shingles, creased or lifted tabs, sealed-strip failure, damaged or corroded flashing, failed pipe boots (a top-three leak source, and cheap to fix early), inadequate intake or exhaust ventilation, and decking condition wherever we can assess it.

Is the roof inspection really free? What’s the catch?

Yes — genuinely free, and there's no catch. A member of our team walks the roof (or flies it, if walking isn't safe), photographs what we find, and gives you a straight written assessment.

Three things can come out of it: the roof is fine (we'll tell you, and you should ignore anyone who says otherwise); it needs a repair (we'll quote it); or it has storm damage or age issues that justify replacement or an insurance claim (we'll walk you through options).

Roughly a third of the inspections we run end with "your roof is fine, call us in a few years." That honesty is why our referrals keep coming.

How long does a roof replacement take?

Most residential roof replacements in Middle Tennessee are done in one day — two for larger or steeper homes, or when decking repairs turn up under the old shingles.

The bigger timeline question is scheduling: from signed contract to crew on the roof is typically one to three weeks depending on season and material availability, and faster for emergencies. Insurance restorations add the claim timeline up front, which usually runs two to six weeks depending on your carrier.
